The Nong Chik Galleries is located within five minutes of the Johor Bahru central business district, a short walk from the Hyatt Regency Hotel. It is part of the innovative Nong Chik development undertaken by Mudra Tropika Sdn Bhd and the State Government of Johor. A Proposal for a New Concept in Shopping
Retailers of top brands in Homes and Cars have long sought showrooms where they can display their products, accessories and services. These showrooms need to be spacious for mock-ups displays of home finishes, furniture and fittings, or for the cars and accessories.
Shophouses do not appeal to these retailers:
- There is no control in the type and quality of businesses in the shopping neighbourhood
- Good locations tend to have parking problems
- Ground floor rents in good locations tend to be expensive
- The typical shop-house frontage, 20’ to 22’,is too narrow
- There is no sense of exclusivity even in the good locations
Shopping complexes often manage a good tenant mix but, of course, rentals are costly. Shopping complexes can generate high traffic, but not necessarily the right traffic. Certain types of retailers in shopping complexes can take advantage of impulse buying from the high volume of shoppers, but not retailers of big ticket items.
Many of these retailers then opt for bungalows and renovating them or build temporary buildings on empty lots. However good locations are difficult to find and the solution is temporary.
Showroom Galleries
Furniture show-rooms along Jalan Sungei Besi in Kuala Lumpur are existing examples of showroom galleries. These showrooms were built on sites which have good visibility from a major highway. The cluster of furniture shops are fully rented out. However, the range of commercial activity appears too narrow; there are no restaurants or cafes; there is no sense of shopping as a recreational activity.
The Auto City in Butterworth, Penang is a better example. This development advertises itself as a “one stop auto and food centre”. The developer has found a good synergy between Food and Beverage outlets and Car Showrooms.
Riverside Galleries in Nong Chik, Johor Bahru
Jalan Kolam Air is a prestigious location very near town, and is very suitable for an upmarket commercial development based on retailers of high-end home and car products. These are big ticket items; visitors may be few but those few will purchase very high value items.
